Terms are negotiated between Landlord and Co-Manager. Both parties may agree to alter terms during management. Month-to-month agreement terms.
Responsibility for coordinating rent collection, maintenance and other tenant issues.
Bonus typically ranges 0 to 5% of rent. Expect higher percentages in lower income settings.
Vacancy / Leasing
Landlords and Co-Managers agree on a ‘vacancy start date’ and duration. Start date flexible if renovations are planned.
Always to the landlord.
Either party can set late fee amounts and penalty dates.
Landlords must provide 30-day notice, along with a final month of earnings.
Co-Managers continue to earn their leasing bonus until original lease expires.
